Designed for Bookings: A Lake Conroe Backyard Built to Boost Revenue
At Studio Croft, I design vacation rentals that don't just fill calendars—they build reputations. With the right strategy, a thoughtfully designed property becomes more than a listing; it becomes a guest favorite, a Superhost powerhouse, and a high-performing asset.
This spring, I had the opportunity to prove it once again with a focused backyard transformation at The Water's Edge, a modern lakefront retreat in Willis, Montgomery County, managed by Modern Stays Texas.
Why Outdoor Spaces Matter More Than Ever
As a seasoned host and savvy investor, I know outdoor spaces are no longer a bonus—they are essential. For The Water’s Edge, the owners were already seeing success after a full property renovation and a standout first year. But to continue to grow their ROI and capitalize on peak season demand, they decided to reinvest strategically. The target was clear: increase average nightly rates by at least $100 and elevate the guest experience.
A Closer Look at the Backyard Transformation
I had a two-week window—a rare gap in bookings—to make a dramatic impact. My design focused on creating multiple zones of experience and layering in amenities that appeal to modern travelers seeking relaxation, recreation, and social connection.
Here’s what we added:
1. Stock Tank Pool by Cowboy Pools Compact, stylish, and perfect for cooling off with lakefront views, this addition brings the vibe of a boutique hotel to the backyard. Stock tank pools have gained a cult following for good reason: they’re chic, low maintenance, and highly photogenic.
2. Poolside Lounge Area Durable lounge chairs were added to create a resort-style poolside moment. Guests can sunbathe, relax with a book, or enjoy a drink while kids splash nearby—a key to longer, more enjoyable outdoor stays.
3. Outdoor Ping Pong Table and Cornhole Game zones aren’t just for fun; they’re a booking magnet for families and groups. Vacation Rental Designers research shows that experiential amenities like games add value and extend average length of stay.
4. Upgraded Fire Pit Area I retained the guest-loved Tiki fire pit but reimagined the setting with stone edging, crushed rock for easy maintenance, and side tables—making it more inviting for sunset conversations and s'mores sessions.
5. Selfie Mural Wall A curated, brand-forward mural provides the perfect backdrop for guest photos. Properties that encourage social sharing gain organic exposure, extending your marketing reach without additional ad spend.
6. Landscaping Enhancements Fresh plantings, improved grading, and hardscaping polish the look and ensure the space feels considered from every angle. First impressions matter, and exterior spaces are often the first thing guests see.
7. Drink Cooler Station A small but mighty addition. By making it easy to stay refreshed outdoors, I support a longer dwell time—meaning guests spend more hours enjoying the property.

The renovation wrapped just in time for the busy season, and the results were immediate:

A Complete Experience from Deck to Dock
The backyard glow-up complements the original property transformation I completed in 2024. As part of that first phase, The Water's Edge was thoughtfully designed to make the most of its lakefront setting, including features like a boat tie-up at the bulkhead, a shaded fishing dock, a simple fire pit area, and two kayaks for guest use—ideal amenities for guests eager to experience Lake Conroe.
Building on that foundation, the property’s elevated upper deck offers a partially covered lounge area, custom-built lounge net (crafted by a company known for catamaran nets), gas grill, alfresco dining table, and conversation seating area with uninterrupted 180-degree lakefront views.
Every element was chosen not just for beauty, but for its impact on guest satisfaction and property profitability.
